Execution of Orders
Transfer of property after separation:Often parties agree to transfer property from joint names to one party. This can save the costs of sale and minimize uncertainty with respect to sale price and the time it takes to sell a property. We can see a property settlement matter through from start to finish, including attending to transfers of property, saving you time and money. If property is being transferred under Family Law orders or an agreement, the transfer should be exempt from stamp duty.

Buying a Property
Pre-contract signing (Additional Fee)
- Review the contract prior to you signing
- Provide advice in relation to any special conditions of the contract
Mid Transaction
- Be available to provide guidance throughout the process
- Calculate the relevant dates under the contract
- Provide reminders of important dates
- Provide you with a handy To Do List of items for you to complete
- Carry out standard searches on the property
- Advise you of additional searches that are available for the property
- Offer advice on the First Home Owner Grant (if applicable)
- Calculate the stamp duty payable
- Prepare concession forms for stamp duty as a home / first home owner (if applicable)
- Liaise with your financier
- Keep you updated with the progress of your matter
- Calculate settlement figures and make adjustments including any amounts owing for rates, water, land tax etc.
Settlement
- Organise the settlement of the purchase with your financier
- Advise you of the full amount payable at settlement, including stamp duty
- Our Settlement Agent will attend settlement on your behalf to ensure everything goes smoothly
- Arrange for all keys, remotes, alarm codes and security devices are available for collection or delivery
- Prepare the necessary forms for the Titles Office (Department of Natural Resources and Mines)
- Call you to confirm settlement has taken place
- Provide written confirmation of settlement to the real estate agent
- Provide you with written confirmation of settlement and copies of all searches, invoices and financial statements for your records
